What was our role?

We successfully completed the construction of the new office accommodation and maintenance block at the Royal Docks riverside industrial area, in the London Borough of Newham. The site was situated just off Factory Road at the corner of Henley Road. It was bordered by a mix of light and heavy industrial units, as well as residential areas. To the north lay London City Airport, while the River Thames ran immediately adjacent to the south. Additionally, the site remained active with ongoing bus depot operations.

The works included connecting to new foundations and drainage systems that were completed during the previous phase. This phase involved installing new steelwork, cladding, and finishes to deliver a three-story structure with lift access, ready for occupancy by the operator, Go-Ahead London. Additionally, the project encompassed groundworks and the construction of a new workshop along with associated drainage installations.

The construction process began with site remediation, followed by CFA piling to establish the building footprint. This provided support for a suspended ground-floor structural concrete slab. A structural steel frame was erected, complemented by metal cladding for both the roof and walls. The roof was equipped with a mansafe system and photovoltaic (PV) panels for electrical power generation.

The workshop area featured a blockwork inner wall up to mid-height and was outfitted with a comprehensive MEPH services installation. The accommodation block was finished to a commercial standard, utilizing lightweight partitions, suspended ceilings, and high-quality joinery to create offices and meeting rooms. It also included welfare facilities for the combined site workforce, such as toilets, locker rooms, and a canteen area. Additionally, lift access was installed to ensure full compliance with DDA (Disability Discrimination Act) accessibility standards.
